File for Homestead Exemption and Reduce Taxes
We encourage all property owners who qualify to file for homestead exemption. Homestead exemption reduces your taxable value, thereby reducing the amount you pay in property taxes. To learn more about homestead and the additional exemptions you may qualify for, please visit the Exemption section of our website.
We offer three convenient ways to file for homestead. It is a quick and easy process. (You will need updated driver’s licenses for all those applying.):
The deadline to file is March 1, 2022 if you owned your home as of January 1, 2022.
If you purchased your home after January 1, 2022, you may pre-file for the 2023 tax year.
Save Our Homes Benefit
After the first year your home receives homestead, the assessed value for each following year cannot increase more than 3 percent or the percent change in the CPI, whichever is less. This is called the ‘Save Our Homes’ (SOH) assessment limitation. The accumulated difference between your assessed value and your just/market value is referred to as your SOH Benefit.

Notice to Buyers of Existing Homesteaded Property
Please be aware that you could be subject to a substantial increase in the assessed value of your property. Do not rely on current taxes as an estimate.
When a property sells, Florida law requires our office to remove exemptions and reassess the property. This goes into effect the year after the property is purchased and means your Just/Market Value would equal your Assessed Value.
Florida Statute 689.261 requires the seller to provide a Propety Tax Disclosure Summary to a perspective buyer to inform them that a change in ownership triggers reassessments that can lead to increased property taxes.
